  Course Description:Enables the student, in conjunction with REE 202 - Real Estate Brokers II, to meet the educational requirements of the Colorado Real Estate Commission for a Colorado Real Estate Brokers` license. This course includes Real Estate Law and Practice, practical applications, and Current Legal Issues.

 STANDARD COMPETENCIES:
 
 I.      Define the limitations of ownership in real estate.
 II.     Distinguish between the evidences of ownership in real estate.
 III.    Display a basic knowledge of the way real estate can be transferred.
 IV.     Describe ownership in condominiums, cooperatives, and time shares.
 V.      Display a basic knowledge of the law of agency and Colorado brokerage relationships.
 VI.     Describe the basic Colorado statutory relationships.
 VII.    Describe the practical applications of the agency and brokerage relationships.
 VIII.   Demonstrate a knowledge of the law of contracts.
 IX.     Display a working knowledge of legal descriptions.
 X       Compare and describe the valuation of real estate.
 XI.     Demonstrate a basic knowledge of financing of real estate including foreclosure, types of financing, qualifying the buyer, government regulations and illegal financing practices.
 XII.    Prepare documents and estimates relating to settlement procedures.
 XIII.   Demonstrate a working knowledge of the income tax aspects of real estate.
 XIV.    Demonstrate a basic knowledge of the Special Areas of real estate including business opportunities, syndicates and securities, mobile homes, leasing/property management, and fair housing.
 XV.     Demonstrate a knowledge of the application of laws, rules and standard of practices.
 XVI.    Develop and enhance knowledge and awareness of current real estate statutes, regulations, legal issues, developments and practices.
